Purchasing a water righted parcel.

  1. Get authorization from the seller to access information concerning the parcel you are considering purchasing. Authorization forms are available for both individuals and realtors on this website under Water Users: Applications and Forms.  After you get the authorization, call the TCID office at 775-423-2141 extension 1228 or 1244, Tuesday through Friday, and make an appointment with our mapping department to help you with researching the parcel. 
  2. They will provide you with a printout that shows how much water is appurtenant to the parcel and other important information. 
  3. They will provide you with a map of your parcel showing the location of your water rights and, if you are irrigating the parcel, whether they match the area you are irrigating. The maps also provide information on the size of the fields which directly relates to the amount of water you are allocated to be delivered each year.
  4. They will also verify that the Nevada Division of Water Resources records are consistent with TCID records. Information from the Division of Water Resources can be viewed at https://water.nv.gov/water-rights.
  5. After you purchase the parcel and the deed is recorded,  you will be required to bring the recorded document to TCID to update the ownership. Call the office at 775-423-2141 extension 1232 and make an appointment to bring in your deed and sign the paperwork to update ownership. The cost of doing this is $60.00, cash or check only. Some title companies collect this fee at the time of escrow and will notify TCID if they do. A water order hold will be placed on the parcel and no water will be delivered until ownership is updated.

TCID does not guarantee water rights. A water right surveyor can be hired to verify water rights.
